An eviction of a tenant is not always straightforward. Magistrates sometimes – rightfully – hesitate to evict a tenant from their home.
The damage you incur from this can be significant. Not only do you lose rental income, but there is also a chance that the value of your property decreases due to poor maintenance.
If your tenant causes disturbances, other tenants may request the removal of the ‘problematic’ tenant.
It can get even worse: a tenant who damages your property or fails to pay rent for months, which can have disastrous financial consequences.
What do we do?
The goal is for you as a landlord to have as little work as possible. We take care of unpaid rent and the possible eviction. To limit the damage, quick action is required; as soon as you contact us, we take action. We follow up on the eviction in the short term and later assess if there is any rental damage.
We examine your file and determine how we can achieve an eviction quickly. In consultation with you, we initiate a procedure and guide you through the process.
How do you initiate the procedure?
To start the eviction process, contact us. This can be done either by phone or email. We will then schedule an appointment at our office or digitally. We will then ask you the necessary information about the situation, after which you provide us with certain documents. This can be done by mail, e-mail or in person.
The documents we usually request include:
- The lease agreement
- The initial inventory report (if one was made)
- A document establishing the rental deposit (if one was established)
- An overview of outstanding rent and any outstanding costs
- The current rent amount (if the rent has been indexed)
- Any communication between yourself and the tenant
After this, your work is done, and we take over. We keep you informed promptly via email about the progress and upcoming steps throughout the entire procedure.
Remote Consultation
To initiate the eviction, you are not required to come to the office for a consultation. You are always welcome to make an appointment, but we can also handle your case via email, phone, Skype, or WhatsApp communication if that is more convenient for you.
